<p>Suntex Ventures, the Dallas-based owner and operator of marina properties, announced today that it has merged with Big D Boat Club &amp; Watersports.  The new operation will be called Suntex Boat Club &amp; Watersports.  Terms of the agreement were not disclosed.</p>
<p>Suntex Boat Club will initially be launching boat clubs and rentals on Lake Allatoona at Glade Marina in Acworth, GA, and at Amelia Island Yacht Basin in Fernandina Beach, FL.  Vrankin said, “The merger of Suntex and Big D Boat Club, LLC is a big step in revolutionizing the marina industry. We truly want to become the first marina organization that offers everything under one roof for its customers&#8211;boat storage, service, boat rentals, and boat club, along with various other convenient amenities for our boaters.  Suntex can provide options for every level boater.”</p>
<p>Big D Boat Club &amp; Watersports, founded in 2009, has operated boat clubs and boat rentals in the Dallas-Fort Worth Metroplex on Lake Ray Hubbard, Eagle Mountain Lake and Lake Lewisville.  It is a rental boat club membership business with a vision of introducing people to the boating lifestyle in a more cost effective way. Memberships provide access to the boat club’s fleet of pontoons, ski and fishing boats, deck boats, wakeboard boats and jet skis. The memberships also include all the gear and accessories.  When members arrive at the marina, their reserved boat is clean, full of fuel, staged with the requested water toys and life jackets, and ready for a day on the water.</p>
<p>“This merger and partnership made sense for Big D Boat Club to grow into markets we desire,” explained Monty Kitchen, founder of Big D Boat Club/Director of Suntex Boat Club &amp; Watersports.  “Suntex is very customer- driven in how it operates and that was extremely important to me. We had no desire to grow without a partner that sees business the same way we do, customer service is number one. Unlike other franchise-type marina boat clubs across the country, we will be the first to bring customers in as renters or club members, and then maintain that relationship for life.”</p>
<p>Suntex Marinas and now Suntex Boat Club are subsidiaries of Suntex Ventures, a real estate company investing exclusively in niche mixed-use marinas and their related operating platforms.  They have acquired, developed, and operated over 30 full-service marinas in the United States, the Caribbean, and Mexico for nearly 20 years. Over the course of these years, Suntex has developed a solid reputation by being dedicated to their customers, clients, guests, communities, employees, and investors. “We are thrilled that the Big D Boat Club is now a part of the Suntex family,” stated Joe Vrankin, Partner &amp; Chief Operating Officer of Suntex Ventures. “Monty Kitchen has built a first-class business and by combining his club with the Suntex group we have the opportunity to gain the synergies from our marinas. <p>Suntex Ventures with its subsidiary Suntex Marinas, the Dallas-based owner and operator of marina properties, are pleased to announce the acquisition of Glade Marina near Atlanta, GA, on Lake Allatoona. The marina features 267 in-water slips for boats up to 70 feet, 105 covered and uncovered dry storage spaces, and 4 private launch ramps.  The property is nestled on 137 acres of natural park-like woodlands with shaded picnic areas and a variety of nature walks to enhance the boating experience.</p>
<p>“Suntex is thrilled to have the opportunity to participate in the Atlanta area market,” Chris Petty, Suntex Marinas President, said.  “Glade Marina truly is a gem, and we have plans to immediately add 50 new slips to the project and further enhance the customer experience on Lake Allatoona.”</p>
<p>This transaction marks the ninth acquisition by Suntex in 2012, including Saylorville Lake Marina near Des Moines, IA, Crosswater Yacht Club and Hurst Harbor Marina on Lake Travis in Austin, TX, Bay Pointe Marina near Boston, MA, Pier 25 in the New York Harbor, and a portfolio of three marinas on Eagle Mountain Lake, in Fort Worth, TX.  Suntex now owns and operates a portfolio of sixteen marinas and one marina loan. The Suntex vision is to be the pre-eminent resort marina company in the world and is actively seeking premier marinas around the world for acquisition.</p>
<p>The Suntex team is enthusiastic regarding the opportunity to work with its tenants and guests to enhance the community and stakeholders. Financing for the transaction was provided by American Bank of Texas.

<p>Suntex Marina&#8217;s premier destination, Liberty Landing Marina, in New York Harbor announced that they are fully-operational following Hurricane Sandy and are able to accept winter storage contracts and transients that are looking for safe harbor for their vessels.</p>
<p>While many marinas in the area were devastated by the wrath of Hurricane Sandy, the team at Liberty Landing pulled together and worked around the clock in order to reopen their docks.  &#8221;After watching Hurricane Sandy annihilate the Jersey coast, Staten Island and the Rockaways, I asked my team to dig deep in order to re-open our doors to all boaters in need of a new home &#8221; said General Manager, Ron TenEyck, a leader in the marine industry for over twenty-five years.  &#8221;It has been less than one week since Hurricane Sandy, and we are proud to say, we are open!&#8221;</p>

<p>Suntex Ventures with its subsidiary Suntex Marinas, the Dallas-based owner and operator of marina properties, are pleased to announce the acquisition of a portfolio of three marinas near Fort Worth, Texas, on Eagle Mountain Lake. The portfolio consists of Eagle Mountain Marina, Lake Country Marina, and Harbor One Marina. Combined, the marinas feature 910 in-water slips, 242 indoor boat storage spaces, ample outdoor boat and trailer storage, fuel docks, ship stores, boat rentals, boat service centers, and restaurants.  The marinas are located north of downtown Fort Worth, and on the East and Southeast shores of Eagle Mountain Lake</p>
<p>“Suntex is extremely excited about this opportunity to add three prime marinas to our Dallas/Fort Worth portfolio,” Bryan Redmond, Suntex Principal, said.  “We plan to immediately improve these properties through several capital improvement projects and are committed to enhancing the customer experience for the current boaters and future customers alike on Eagle Mountain Lake.”</p>
<p>This transaction marks the fourth acquisition by Suntex in 2012, including Saylorville Lake Marina near Des Moines, IA, Crosswater Yacht Club on Lake Travis in Austin, TX, and Bay Pointe Marina near Boston, MA. <p>Suntex Ventures, the Dallas-based owner and operator of marina properties, in conjunction with private investors, announced the merger of MOF Hurst Harbor, LP and Crosswater Yacht Club, LP of Austin, Texas creating a new company called, Hurst Joint Venture, LP. The result of the merger is that in addition to Suntex’s Hurst Harbor Marina, building will soon commence on Crosswater Yacht Club (CYC), the newest marina project on Lake Travis. The new facility will feature 247 wet slips, a ship store with fuel dock, golf cart access to the docks for slip owners, an integrated wave attenuator, a paved 125 space parking lot, gated entry and large common deck area that will give Crosswater Yacht Club an unmistakable &#8220;Club&#8221; feel. Many of the new marina slips will also feature private patios at the slip.</p>
<p>Construction is expected to commence immediately with a tentative soft opening by December 2012.  Approximately 111 acres, the Crosswater Yacht Club site is located in Lakeway, TX along the south shore of Lake Travis and is approximately 10 miles west of Austin, TX.  The marina will be situated on the main body of Lake Travis, just northwest of the current Suntex Marina property, Hurst Harbor Marina.</p>
<p>“Suntex partners have owned and operated five marinas on Lake Travis.  We are excited to undertake our first development project in this vibrant market.  We believe that Crosswater Yacht Club is positioned to be a premier destination for recreational boaters in the heart of Texas,” Chris Petty, President of Suntex Marinas, said.</p>

<p>Suntex Ventures, LLC, a Dallas-based real estate fund focused on owning and operating mixed-use waterfront properties, announced today that it has acquired Amelia Island Yacht Basin near the Jacksonville, FL, area in the city of Fernandina Beach on Amelia Island.</p>
<p>Amelia Island Yacht Basin is a full-service marina on a first-class resort island on one of the East Coast’s most-refined and relaxing resort destinations. The marina consists of 90 acres of upland and submerged land with 146 wet slips and 224 dry slips. It also features a service department, ship store, a yacht sales broker, and a newly built tiki bar.</p>
<p>The acquisition was made through a partnership between Suntex Waterfront Capital, LP and other private investors. The property will be managed by Suntex Waterfront Management, led by Andy Chafoulias and Chris Petty.</p>

The Marina is strategically located in Liberty State Park along the Morris Canal and is the only marina in the area that provides a “calm basin” for boat dockage in the Hudson River. Liberty Landing contains a first-class amenity base consisting of two renowned restaurants, Liberty House Restaurant and Maritime Parc both of which feature panoramic views of the Manhattan skyline, a private clubhouse for marina customers and guests, fuel service, ship store and full service boat repair and maintenance facility.
